How it Works

West End Community Land Trust acquires the majority of its property through the tradtional means of completing a real estate transaction through negotiations with a seller’s representative in response to an MLS posting.

However, the rehabilitation and resale of these properties is a distinctive process focused on ensuring long-term affordability and community benefit. Initially, West End CLT purchases residential properties and makes necessary improvements to ensure that the home is safe and sustainable for future owners. Next, West End CLT offers the home for sale at an affordable market rate in conjunction with a long-term ground lease, effectively separating the land from the structures. The aforementioned ground lease employs resale restrictions that limit the resale price of the home, keeping it within reach of low- to moderate-income households in perpetuity. West End CLT then sells the homes to individual buyers while retaining ownership of the land underneath.

This innovative approach allows West End CLT to maintain control over the land's use and resale, preventing the homes from becoming subject to market forces that could lead to gentrification or unaffordability. This model not only provides access to affordable housing but also fosters community stability and inclusivity by prioritizing the needs of residents over market speculation.
