West End CLT strategically acquires land using a combination of fundraising efforts and collaborative partnerships, laying the foundation for its mission to preserve affordability and promote sustainable living.
Central to this approach is the separation of land ownership from housing, a distinctive feature of community land trusts. Upon acquiring property, the CLT focuses on rehabilitating the home(s) thereupon to ensure their livability, safety, and sustainability. This process may involve addressing structural issues, improving energy efficiency, ensuring compliance with modern safety standards, or simply making a home more aesthetically pleasing. The revitalized homes are then made available for sale at affordable rates.
Prospective buyers may contact West End CLT or our designated real estate agent(s) to express their interest in a property. West End CLT shall then provide information about available homes, eligibility criteria, and the unique terms of the transaction. In many cases, buyers are required to meet certain income qualifications to ensure the home remains affordable.
Upon identifying a suitable property, the buyer enters into negotiations with West End CLT to purchase the home, while the CLT retains ownership of the land through a long-term ground lease. Annual ground lease payments will then be made by the homeowner to West End CLT. The purchase price often reflects the cost of the home's structure, making it more affordable, as the land is not included.
Direct Development
West End CLT acquires the majority of its homes through the traditional means of negotiating a purchase agreement with a seller in response to a formal property listing.
Seller-Initiated Program
This program allows current property owners to sell directly to West End CLT without needing to formally list their property. Property may also be gifted, donated, or willed to the West End CLT.
Down Payment Assistance
This program offers a down payment assistance grant to close the affordability gap for low- to moderate-income families and individuals who wish to purchase a home.
